Leasing strategy comes before bricks: how tenant mix de-risks a retail development

A retail centre is not a building with shops in it. It is a tenant mix with a building around it, and getting that order right is the single biggest de-risking decision an owner can make.
Test the centre before you build it
Greenfield or brownfield, the questions are the same: which anchors will trade here, at what rental, in what configuration? What does the surrounding community actually need, and what is already over-supplied within its catchment? A leasing strategy answers these questions with retailer commitments, not assumptions, before significant capital is committed.
Relationships are the raw material
National anchors, big-box retailers, motor retailers, banks and independents each make decisions differently, on different timelines. With over 50,000 m² leased to date, our leasing practice is built on those relationships: knowing who is expanding, into what format, and what it takes to convert interest into a signed lease that a funder will bank.
The result is a development that opens let, trades from day one, and holds its value.
